History
Although the concept of Costello Construction began in late 1992, it
was on January 1, 1993 that Costello Construction purchased the
assets, liabilities, and commercial construction projects of a
medium-sized general contractor located in Lanham, Maryland. This
acquisition included acquiring an experienced staff which had
successfully managed in excess of $40 million of
commercial/industrial projects in the Baltimore/Washington area.
Starting with a backlog of construction contracts exceeding $17
million, Costello Construction hit the ground running with an intact
staff and an excellent surety relationship. Since January 1, 1993,
our collective efforts have yielded an extensive list of successful
and profitable projects.
The Construction Process
Costello Construction views the pre-construction phase as critical
and gives this phase a great deal of emphasis. A thorough analysis
of the project prior to ground breaking is conducted with the input
of the estimator, superintendent, project coordinator and project
manager. Past experience has proven that this proactive approach to
construction mitigates delays and prevents conflicts typically
encountered during the construction phase. Utilizing the latest
scheduling software a comprehensive project schedule is developed.
The schedule is crucial in ensuring the success of a project and is
used continuously to gauge the progress of construction. A very
schedule conscious contractor, Costello Construction has
continuously brought projects in on or before the scheduled date of
completion.
Costello Construction self-performs the work of various trades.
Historically, all site work, concrete and carpentry work has been
performed in-house. Quality control is critically important in these
areas and performing this work in-house has enabled this company to
tightly control the quality and timeliness of the final project.
The
active construction of a project is marked by progress meetings with
owners, weekly coordination meetings with subcontractors and on site
safety meetings. Internally, bi-weekly cost and schedule update
meetings keep the field supervision and management team focused and
informed. Throughout the course of a project, the information and
communication stream is kept completely open.
Effective field and project management coordination ensures that the
closeout of a project is performed expeditiously from punchlist
administration to warranty and O & M transfers to the owner. A
punchlist team, coordinated and directed by the project
superintendent, is assigned the task of on site management and
execution of the punchlist items. The required Operation and
Maintenance Manuals, Warranties, etc. are collected, organized and
indexed by the project management team and transferred to the Owner
with ease.

The individual members of this firm are its greatest assets.
Collectively this firm has over 100 years of experience in the
construction industry. The superintendents average 20 years
experience in the commercial and industrial marketplace. The Project
Management team has successfully managed projects ranging in size
from $30,000.00 to 12 Million. The latest in computer hardware and
software is utilized to enable out project management team to be
among the most effective and efficient in this industry. Included in
